Helen was part of the team acting for a client on the acquisition of a $30 million industrial property in Brisbane. Having less than the usual timeframe to settle can be challenging for any transaction, but this one was complex as well. In addition to coordinating multiple stakeholders, the legal due diligence, property conveyance and provided contract advice was also undertaken. The transaction also included a lease back to the seller after settlement so negotiated lease terms were successfully negotiated on top of the sale transaction. The transaction was completed through collaborating closely with the client to drive the aggressive timeline and taking a commercial position on many issues along the way.
One of the firm’s clients owns a commercial office building in the central business district of one of the major cities in Queensland. The building consists of 16 levels of commercial offices with tenants ranging from small to large corporations and State government departments. Acting for this client involves preparing and negotiating commercial office leases for all the tenancies. Due to the large number of tenancies, we advise our client on a regular basis on leasing issues and prepare various documents to address those issues, such as surrenders, variations, terminations and licences.
Helen works with a client who owns a mid-sized shopping centre, consisting of retail spaces and commercial offices. Acting for this client involved not only ensuring the different types of lease complied with the relevant legislation but also that the terms of the different types of leases accord with the unique characteristics of the shopping centre.
Helen acted for a property developer in a number of developments, ranging from 60 to 120 apartments. Off-plan contracts and disclosure documents were prepared, as well as providing advice on titling and developments issues and completing the sale of the apartments. A number of hurdles were successful overcome, such as council requirements and market changes that meant making swift alterations to the developments plans and contract terms while ensuring the client still met their disclosure requirements and duties to the buyers.
